For each certificate ordered you will receive an email with the certificate attached as a PDF.

On March 1 2018 the NSW Government introduced changes to the Environment Planning and Assessment Act 1979. These changes included the renaming of sections in the act which refer to property certificates. The certificate you receive will include the most up to date section labels, according to the act.

Certificate types

You can order the following certificates:
  • section 10.7 (2) (formerly Section 149 (2))
  • section 10.7 (2&5) (formerly Section 149 (2&5))
  • section 603
  • section 121zp/735a

  • Section 10.7 (2) certificate
    Provides information about the zoning of a property, the relevant state, regional and local planning controls and other factors affecting the property such as land contamination and road widening.

    Section 10.7 (2&5) certificate
    Provides the same information as a 10.7(2) certificate plus advice from other authorities, easements, if the property has access to Council’s parking permit scheme, demolition codes and general development codes.

    Section 603 certificate
    Lists all outstanding rates for a particular property.

    Section 121zp/735a certificate
    Lists any outstanding notices for the property, such as works to rectify an unauthorised building or health notices.

    Urgent section 10.7 certificate
    These cannot be ordered online. Urgent requests can be processed within 24 hours for an additional $151 fee. However, we must receive your application no later than 3pm the day before it is required (weekdays only). Certificates must be ordered and collected from Town Hall House.
